Earp Cohn P.C.’s real estate and land use practice offers extensive experience in a wide range of commercial and residential real estate transactions and land use matters. We also have experience representing lenders and borrowers in a wide array of real estate financing transactions, including acquisition and construction loans, permanent loans and refinancing, letter of credit arrangements, and other financing arrangements.
Our practice is diverse and includes acquisitions and dispositions, commercial leasing, land use and zoning, and financing. On each project, we apply a business-oriented approach to achieve our client’s objectives. We have served institutional, industrial and other types of clients in major development activities, including the development of industrial projects, hospitals and other health care facilities, office buildings, shopping centers, residential and commercial condominiums, and other commercial and residential projects.
As the regulation of the use and development of real property has increased over time, Earp Cohn P.C.’s attorneys have guided real estate development clients through the myriad complexities of the land use and zoning approval process. We have assisted clients in obtaining from municipal and county boards subdivision, site plan, general development plan and planned unit development plan approvals, as well as approvals of use and other zoning variances.
As developable land has become more and more scarce, municipalities and developers have sought to make better use of previously developed, but now underutilized properties through the planning tools of condemnation and redevelopment. We have represented municipalities in creating and implementing redevelopment plans, and have also represented developers in becoming designated as redevelopers of properties located in redevelopment zones.
